I would very willfully give illume a 5 star rating. I have lived in Portland many years, and have had to deal with other management companies, as I am a renter. And by far their staff and dedication to making my experience in this process was amazing. Answered any questions and emails very promptly, met me at the property I was looking at, on time with a smile and great personality. They truly made this property hunt, one of the most “painless” looks ever for me! Thank you illume and I look forward to my new home with you there. Much appreciated.

Owner Review: Save yourself stress and $$ by working with a better company -Communication is terrible. Emails to the property manager are not returned unless you cc the owner, and even then they aren't returned quickly -Follow through is worse. Nothing done in a timely manner. -There are cheaper options out there ( I chose to work with Illume (formerly A&G) because they managed other properties in my building--I certainly didn't get anything for that extra money I spent) -My "clean" condo was returned to me with a big bag of leaking trash on the balcony (see photos) Stay away from Illume (formerly A&G)

I’m sorry to have to say this, but do not use A&G Rental Management as a renter or owner. I’ve been an owner with them for 4 years and was very pleased with their service for 3 of those 4. But in the last year, and especially the last 6 months, they have been grossly incompetent and negligent. Here’s a summary of some of the worst of my experiences with them. Poor communication: They don’t return phone calls or emails, sometimes for a week or more. I asked for some specific information and received part of it 3 weeks later. I never received the rest. Incompetence: There was a renter with 4 young children in the house for three years. When they moved in, they indicated on their checklist that the interior paint was in good condition. When they moved out, it was in poor condition, and it cost me $3463 to repaint. A&G was unable to negotiate a single penny from the renters to help with that cost. It is my responsibility as an owner to pay for routine maintenance, but the damage was more far more extensive than routine. Negligence: In early November the renter found water leaking into the garage from a shower in the bathroom above. A maintenance company came out, diagnosed the problem and submitted an estimate to A&G for the repairs. In early December I walked through the house with the A&G property manager, the renter and the maintenance man. We all discussed the shower leak, as well as a number of other maintenance issues. A week later I sent the list to A&G reminding them of the issues and asked them to move quickly on the repairs because I was selling the house. Two weeks later I called the property manager to check on his progress, and he had done nothing. He had received the estimate for repairs 6 weeks earlier, had seen the leak 3 weeks earlier, had received my email 2 weeks earlier, and still had done nothing. A&G left a renter with a non-functioning shower for 2 months before it got repaired, and by then, the water damage was much greater, so the repair cost to me was much higher. Unbelievable! It’s too bad that the business is falling apart, but owners and renters are suffering as a result. I am so happy to be finished with them.

Shockingly unprofessional, unreliable liars. Stay far away. I moved in to a home in 2015 that had been left vacant for about two months. During the initial showings, I made detailed notes of all of the issues that would need to be resolved before we moved in, and I sent that list to the management by email (and the list was acknowledged). We were promised that everything would be taken care of before we moved in. When we moved in, ZERO of the items that we requested had been fixed. The home was filthy, and I mean FILTHY. The upstairs shower was disgusting and covered thick with mildew. The downstairs shower was terribly stained with broken tiles. The yard was so filled with debris and overgrowth that it looked like the home had been abandoned for YEARS. There was plywood nailed to the ceiling in a bedroom (which was never fixed in 12 months). We got two sets of keys for three tenants. There was JUNK LEFT EVERYWHERE by the former tenants - coolers, chairs, bicycles, pallets, in the yard and the garage. We asked for the junk to be removed and never received a response after multiple messages about it. We had to call and email again and again to get the repairs taken care of over several weeks (but the junk was never removed). They have an online system to submit maintenance requests. I used it about five times throughout the year, and every single time my submitted request was ignored. I always had to email or call. Why advertise a system that doesn't work? After we moved out, the real antics started. First of all, remember that junk I mentioned, the junk that we asked them to remove and got no response for ever? They charged us 300 DOLLARS for "leftover junk and debris". Can you believe that? It was there when we moved in, we asked for it to be removed, and they charged us $300 for it when we moved out. They also charged us to to repair a doorknob that was so old that it was literally disintegrating, yet somehow it was our fault and our burden to replace it? Classic. We cleaned the house thoroughly over multiple days. The house was as clean as we could get it after a collective 30+ hours of cleaning. A&G, of course, charged us hundreds of dollars in cleaning fees, and the inspection report contained OUTRIGHT LIES. For example, the downstairs bathroom was cleaned spotless over an entire day, including the ceiling, corners, scrubbing, everything. It was really, really clean, and the upstairs bathroom got the same treatment. I took photos to prove it. Surprisingly, the inspection report read, "The bathroom wasn't even touched." That, I'm afraid, was a blatant LIE intended to embezzle money from our security deposit. When I disputed the charges, A&G eventually conceded that the charges were bogus and promised to issue a partial refund of the money they confiscated from us. It took 4 1/2 months of calling, emailing, and prodding for them to actually cut a check. 4 1/2 months! If I hadn't kept on it and messaged them again and again, we would have simply been swindled. I could go on and on. Avoid A&G if at all possible. They will take your money and run.

A&G has managed my condo at Hilltop for the past few years, and overall I've been very satisfied. There have only been a few small issues along the way, but they have always been quick to resolve anything or answer my questions. The customer service has been excellent. It's never hard to get a hold of their staff and if they don't have an immediate answer, I always hear back within the timeframe that they say they will get back to me in. I have never felt the need to consider changing services. As a rental property owner, obviously one of the most important things to me is that my place stays rented and does not go vacant for months on end. They have also been very good in this regard. My place is usually rented out again within 1 month of the prior tenants leaving. My last tenant left in early November and I had a new tenant move in within 1 week! So, that's obviously saving me a lot of money.
