I've been with Prop M for many years now and they're great. I live in another state, and cannot manage my rental. To be honest, even if I lived in the same city, I wouldn't want to deal with all the headaches that come with finding tenants, background checks, collecting rents, etc, etc. Prop M takes care of all that. Staff is professional and responsive, and they are proactive regarding what your property may need. I'm very happy to have them manage my property. - Joan

I have partnered with PropM to manage my two rental properties for the past 7 years, and they have been outstanding. Their communication is excellent. I always receive monthly financial statements on time, and they find qualified tenants quickly. I would recommend them to any investor looking for stress-free management.
I have been with PropM now for 2 years and counting. Prior to starting with PropM, I had used several management companies, 2 of which has since closed. PropM has been around for approximately 15-16 years, and they have their program dialed in. In addition, I have received a lovely tenant comment that they are very good to work with, compared to previous companies we previously used. I have referred many of my investor clients to PropM as well, due to how fantastic my personal experience has been. Director, Michelle, and her Entire Team, including Tiffany, Jenn, Briam, and the Entire crew are always super helpful, have positive attitudes and are available 7 days a week, unlike the other management companies I have worked with. It is not rocket science - people typically only have time to view/apply for a new rental during the weekends, so with PropM's 7-day availability, this has significantly decreased the amount of days on the market, when turning over a unit. Bottom Line, HIGHLY Recommended!
My fiance and I had a rough experience with PropM. We moved into a home managed by them in 2024. A few months later, we received a letter in the mail saying we would be evicted if we didn’t fix the yard. The letter said we had 2 weeks from the time we received the letter to correct the issues, or we would face eviction. I called the office and they stated the issues were the grass was dead (in almost 100 degree weather, so naturally, it would die) and there were a few dandelions around the mailbox. Both seem to be too minor to threaten eviction. I inquired about the actual date to have it completed because by the time we got the letter, it was a week from the date the letter was written. According to the letter, we still had 2 weeks but according to the office, we had 5 more days. They also stated that the OWNERS (not PropM themselves) had gone to the house and had taken pictures of the front and back yard and sent them to PropM complaining about the yard and “weeds” (3 dandelions), which was why we got the letter. Concerned for my privacy because we had a huge privacy fence in the backyard where nobody could see into from any direction, I asked for the picture. PropM then sent me a completely different house on a very different street. When I told them that wasn’t my property, they said “well, we do have the pictures so fix the yard” and never sent me the actual pictures of my house. I still do not know how anyone would see the backyard but even if they did, they would have seen how much hard work we put into the yard and how beautiful it actually was. We fixed the “issues” with the yard and everything was fine for a while. Less than 6 months later, we then received another letter from them saying the owners were selling the property and we would need to move within 90 days of an offer being placed. We understood that as I’m sure it is difficult to manage more than 1 home, even if it’s being rented out. We decided to move quickly, buying our own home in the process. As soon as we moved out, they rented the house to other people. Was it even for sale, or was it a scheme to get us out for some reason? Both my fiance and I are responsible and took very good care of the house. We didn’t even have any extra fees for cleaning or damage when we moved out and they didn’t even need to repaint (they told us this themselves). If the house was “so bad” that we were threatened with an eviction, why would we get our entire security deposit back? We were quiet and kept to ourselves, got along very well with the neighbors, and kept the property clean and organized. Any time we tried to call PropM, they either didn’t answer or said they would call us back but never did. I would not rent from this management group again. They had beautiful houses, but apparently will threaten to evict you for no reason, stating “we compared your yard to your neighbors yard, which is weed free and green” but that specific neighbor was the only one on the whole street with green grass because they had built in sprinklers. So sorry the owners didn’t install those at our house I guess.
Our experience renting through this property management company was extremely frustrating and disappointing. From the beginning, it was clear that tenant concerns were not a priority. The property was not in the condition we expected when we moved in, and several maintenance and housekeeping issues needed attention. We reported these concerns promptly and expected them to be addressed within a reasonable timeframe. Unfortunately, getting a response was an ongoing challenge. The biggest issue we encountered was the lack of communication and accountability. We frequently called and emailed for updates, only to be transferred from one employee to another. We were repeatedly told that someone would get back to us, but follow-up rarely happened. It often felt as though no one was taking ownership of our concerns, leaving us to spend far more time than necessary trying to get basic issues addressed. One of the most significant problems occurred during the winter months when we discovered that the home's HVAC system was not functioning properly. While the upstairs would heat somewhat, the downstairs remained consistently cold. We submitted a maintenance request and, after several days, a technician was eventually sent out to inspect the issue. However, we were essentially told that there was little that could be done. As a result, we spent much of the winter living in an uncomfortably cold home with a small child, which was both frustrating and concerning. Throughout our lease, we became increasingly concerned about the company's level of organization and professionalism. We learned very quickly to document all communications, maintenance requests, and the condition of the property because we lacked confidence that issues would be handled appropriately. Unfortunately, those concerns proved justified. There are many property management companies to choose from, and based on our experience, I would strongly encourage prospective renters to do their research before signing a lease. We will not be renting through this company again and cannot recommend them to others.
