2-Star Review of Arrive West Linn
Arrive West Linn- it’s been six months since moving in. And my review of five stars is greatly impacted by a recent change of events and a notice to the property’s management to units & property, what I hear from some long standing residents, and the turn over of the team. Turn over: I first toured the property in the summer of ‘25. Was met by a wonderful lady who no longer works here. Followed by meeting Rachel (I moved during Fall ‘25)- she got promoted and has since left. Maintenance Julio, was nice, though left during the holidays. There has been zero communication to residents of their staff leaving or change. There has been a new manger with no introduction. The only consistent staff that’s been here is MiKayla and Charlie (both wonderful people). Amenities: poor quality, the pool furniture appears to be worn/outdated with some umbrellas with holes and a jacuzzi that was closed for most of the winter time (due to a water leak)- when it reopened, the temperature was temped, not hot (there was a delay due to the city needing to approve it). The pool is not covered during the winter time, cleaning is required before residents are able to enjoy. I believe with the pressure of units being turned over and one less maintenance team member, this has also impacted the attention to maintenance requests. Sometimes the office is closed due to staff shortages, though lately it’s been open, and sometimes the dog waste bins overflow. The trash area is often grounds for dumping when people move out and during the holidays it overflows. Some residents don’t throw their trash in the trash compactor. Units: PLEASE make sure you inspect before move in- water leaks and pipes bursting is common, I’m surprised not many reviews comment on this. The buildings here have Glass PVC piping and burst frequently. My neighbor recently moved out in building-C and mentioned they were not surprised about the pipe burst that flooded my unit. They experienced it multiple times and had to purchase a dehumidifier with an air purifier. As they left, they mentioned that there was a flood that happened above my unit. And that they wouldn’t be surprised if I experience it again. This discovery all started when I noticed my bathroom floor was constantly wet. When I asked maintenance to check, they went to inspect and found a leak, then a pipe bursted at the same time. Separately, where my Laundry is at, in the kitchen, there was MOLD from a previous leak that happened before I moved in. I only noticed it when I dropped a sock and went to reach for it. I missed noticing it because of how tight the appliance is against the opening of what would be a “closet” space, adjacent to a wall and fridge. Cherry on top- MOLD has been discovered once again BEHIND my oven/stove. After I noticed what I thought was a normal stain (in my cabinetry) from the previous tenant (I didn’t want to complain, I was grateful I got a home) was not that. I am attaching pictures here. What do you think? Is it Black Mold? If I am honest- when I moved in, the property failed to provide me a condition of move-in form and this should have been a RED FLAG, now over the time, there are many misses and the condition of this unit has me shook. I’m not so sure about this place anymore. I’m sad I didn’t take the time to slow down and really inspect the home before moving in. Make sure to ask questions! Make sure to bring a flash light! And use your feet to feel the carpet, inspect any patch work done in the unit.
