Karampaul Sandhu: Programs like CMHC’s MLI Select have been instrumental. They provide developers with stronger financing options when projects include features like energy efficiency, accessibility, and affordable rental units.

Those improved lending terms make it possible to build more housing while keeping rents more attainable. It’s a model that benefits developers, investors, municipalities, and most importantly, residents looking for quality places to live.

Q: Why are smaller Manitoba communities becoming such an important part of your business?

Karampaul Sandhu: Communities like Beausejour, Portage la Prairie, and Gimli are experiencing steady growth, but they often don’t receive the same level of housing investment as larger urban centres.

We’ve found that local municipalities and rural municipalities are incredibly supportive of responsible development because they understand that new housing attracts businesses, workers, healthcare professionals, and young families.

There’s tremendous opportunity outside Winnipeg, and we’re excited to help these communities grow responsibly.

Q: What role does Gateway Projects play in these developments?
